Purpose of the function:
This position manages the Facilities Asset Management Programme, across Johnson & Johnson’s global portfolio of sites and drives standardized practices in asset maintenance. The position provides technical direction for facilities operations, deploying all aspects of the asset management CoE strategy.
The position works closely with Facility Regional leads and Site Facility leads. The scope of the job covers all aspects of the asset life cycle from design, specification, procurement, construction, C&Q, operation, maintenance, renovation or renewal and retirement.
A key responsibility is ensuring asset management best practice is deployed and sustained at site level, through programme management and key performance indicators. The asset manager supports facility operations, capital planning and cost and continuous improvement activities.
This leader will work closely with various internal and external stakeholders including: stakeholders in facilities operations, quality, site leadership, EHS&S, ME2, JJPS, facilities service providers, reliability and infrastructure services, peer organizations for benchmarking, and regulatory agencies as required.
The asset manager also plays a leadership role in CMMS harmonization, leveraging existing best practices, developing and managing the governance model and roadmap execution.
Responsibilities of the role:
- Partner with EHS, Quality, Site leadership, FM leadership, WWETO leadership to keep all stakeholders informed on CoE activities.
- Input into Asset Management Vision, Policy and Strategy, to maximize the overall life-cycle of the assets.
- Develop Replacement Value model for calculating RV for Platforms and Sites.
- Oversee Facility Condition Assessment (FCA) programme, analyse findings, recommend Facility Condition Index (FCI) for various Platforms. Use FCA outputs combined with condition based data (CMMS) to develop multi-year asset infrastructure replacement plans.
- Develop a document control strategy for engineering drawings and critical engineering documentation.
- Support boiler safety programme and completion of all boiler assessments and critical findings. Input into future boiler inspection strategy, including change management, recalled components management, PHA requalification, re-inspections, etc.
- Develop CMMS strategy for EFM, including roadmap standardisation to support 2020 vision, appropriate governance structures and data input/output standards.
- Develop asset management assessment tool (Make sites) to determine facility maturity in asset life cycle activities. Support and deploy this tool in Make and Non Make sites. Identify main gaps in facility maturity and develop action plans for each of these gaps.
- Engage with external organisations (Industry, IAM, and SMRP) to benchmark best practice in FM.
- Develop ISO55000 knowledge and manage certification programme.
- Work with Regional Directors and Site Managers to develop voice of customer for their requirements from Asset Management CoE.
- Develop an on-line technical support forum for FM related queries. Develop easily accessible data repository for CoE information.
- Work with Procurement to align O&M contracts (including condition monitoring, compressed air equipment, etc.).
- Work with SDP on new O&M standards for FM equipment. Ensure alignment to existing Design standards.
- Develop utility operations strategy and all associated procedures and best practices.
- Develop utility maintenance and reliability strategy and all associated procedures and best practices. Roll out PM optimisation model to three Sectors.
- Develop life cycle cost model for new equipment.
- Carry out skills review of O&M staff through asset management assessment tool.
- Work with DIN team on expanding DIN initiatives (MRO, Parts repair and Service contracts).
- Works with CoE and EFM business leaders to develop consistent and reliable strategies to deliver high quality, productive and safe facilities solutions and services.
- Provides change management leadership to implement Asset Management Facilities strategies and initiatives at all sites.
- Works collaboratively with Regional Leaders and Site Facility Leaders to ensure alignment and connectivity between and across sites.
- Contributes to the development of the organizational talent strategy.
Qualifications
- A minimum of a Bachelor Degree in Engineering (Mechanical, Manufacturing, Marine, Electrical, Instrumentation, Chemical, Process or Civil) is required.
- A minimum of 12 years of experience is required. A minimum of 5 of experience in Facilities & Utilities Operations and Maintenance required.
- Systems requirements (Maximo/SAP, MS Office) required. Ariba is preferred.
- Analytical and reporting tools required.
- Customer Interfaces (Share Points, electronic surveys, electronic reports, etc.) required.
- GMP, EHS, compliance, and other regulatory standards required.
- Asset Management, Maintenance & Reliability best practices required.
- Emerging best practices and industry innovations required.
